Through extensive negotiations with a range of private and public sector stakeholders, iPlan delivered a planning outcome which represents one of the first major urban renewal projects for inner West Ipswich.

Eagle Farm Racecourse

The Eagle Farm Racecourse, the State’s premier facility for horse racing, is currently being refurbished to provide improvements to its racing facilities and public amenities. With the entire site being registered under the Queensland Heritage Act 1992, iPlan was responsible for managing the development application for these works which are primarily carried out within a main heritage precinct including the reinstatement of the original race day stables.

The application required extensive negotiations with both State Agencies and Brisbane City Council with respect to the cultural heritage impacts for which iPlan successfully delivered a planning outcome which not only maintained the cultural integrity of Eagle Farm as a State landmark but has allowed for significant improvements to the race course operations and public amenities.

G James Glass and Aluminium represents one of the largest manufacturers of glass and aluminimum products throughout Australia. The acquisition of the old Ford Factory on the corner of Schneider Road and Kingsford Smith Drive will coincide with the consolidation of G James’ main aluminimum extrusion facility into a new state of the art factory incorporating a total floor area of 32,146m² including a 25m high stacking facility.

Due to its strategic location at the gateway of the Australia Trade Coast Office development, the project required extensive negotiations with a number of public and private sector entities. iPlan was responsible for the coordination of negotiations with the stakeholders and the management of the subsequent development application for major industry which included a number of environmentally relevant activities.

The management of such a major industrial complex required extensive negotiations with a number of State Government Departments, Infrastructure Entities and Private Developers.

The development of 2,180m² of prime commercial office development in Acacia Ridge represents the significant growth and demand for office floor space in Brisbane’s major industrial corridors. The out-of-centre development provided challenging land use and economic impact issues. iPlan’s expertise in strategic land use policy and development assessment resulted in a successful planning outcome.

325 Lillian Avenue, Salisbury

The development of 32 units for student accommodation at 325-333 Lillian Avenue, Salisbury included a number of challenging development constraints including stormwater management, vegetation management and building density. Through its comprehensive knowledge and expertise in the implementation of the Brisbane City Plan, iPlan successfully managed the development application through Council to deliver a high quality low-medium density residential complex in an area more commonly associated with low density detached housing.

495 Wynnum Road, Morningside

The development of 1,239m² of commercial office space on the corner of Wynnum Road and Jack Flynn Memorial Drive provided a number of strategic land use implications with the site designated for Parkland purposes. Through its expertise in strategic land use policy, iPlan successfully negotiated the redevelopment of the site for a 3 storey commercial office which will provide a landmark gateway to the Morningside Shopping Precinct.

42 Howard Street, Paddington

The design of this contemporary house within an intact Character Area required extensive negotiation with Council Architects and Planners with its unique built form providing a number of architectural elements which sort not to replicate character housing. Through its subtle use of traditional building elements, iPlan obtained development approval for the house demonstrating that contemporary house design need not replicate pre-1946 housing and can still achieve a built form presence that does not detract from Brisbane’s unique building character.

This extension to a local heritage-listed building is an example of a small scale commercial development with local residential amenity and heritage issues. The intact building, included in Brisbane City Council’s Commercial Character Register, is located on a prominent road earmarked for a future busway and surrounded by low density residential housing with on-street parking issues in the locality. iPlan was responsible for managing the development application to increase the building floor area to a maximum of 250m².

The application required lengthy negotiations with Brisbane City Council and State Agencies with respect to the heritage, residential amenity, traffic and parking issues. iPlan successfully negotiated a high quality design outcome outside the acceptable solutions to the Planning Scheme, whilst significantly improving on-street parking in the immediate locality and the operations of Old Cleveland Road.
